So how does it work? Once we know how much our joint venture partner is comfortable with investing, we use our extensive market knowledge and contacts in the property industry to identify and purchase the right development project, once purchase has completed, we manage the planning process working closely with our architects, manage the tender process and project manage the build, through to project sign off, certification and the eventual sale.
Financial arrangement - we essentially take a loan from our Joint Venture partner, we enter a contractual agreement for the term of the loan and the repayment amount. The term of the loan is usually 12-24 months, depending on the scale and complexity of the development. The repayment amount is worked out from the profit made on the development, So, for an example, if an investor decides to invest £10,000, and the profit is 20%, the repayment amount would be £12,000. As with any investment, there is of course the risk of incurring a loss, to minimize the risk of this happening, we carry out a thorough due diligence process, taking all costs into consideration including a robust contingency. We also work closely with the local planning team to make sure we provide exactly what a town needs, and have a team of professionals we have worked with on various projects consisting of a RICS accredited valuer, Mortgage Broker, Quantity Surveyor, Architect, Accountant and Builders.
