The main benefit of taking out a Guaranteed Rent option is the certainty it provides, for the duration of your contract with us, you get your rental income in full on the same day of the month. Knowing what rental will be for the the next few years relives you of the headache of worrying about any unexpected maintenance issues eating into their rental income, approaching tenancy end dates, void periods and costs involved while the property is empty and signing up new tenants - we worry about all of that, so you don't have to. The only thing we may need to call you is in an event of a major maintenance issue, such as boiler , fire or structural issue, which will be covered by your insurer, this shouldn't cost you anything as we cover any premiums.

We also so know the questions tenants have, whether its how to change the light bulb or when to take the bins out, we have an efficient and professional approach towards all of the questions and requests tenants may have, so you will never have to deal with the tenants in any way.
We also ensure we carry out regular property inspections and manage any maintenance issues that arise as we know a small maintenance query that isn't tended to can turn into a major issue. All maintenance works are logged by our maintenance manager and a report is sent at the end of the year - just for your information. As landlords and investors ourselves, we understand how important your investment in your property is, every property that is entrusted to us, when we look for tenants our first thought is always, will the property be looked after?
We sign a Management Agreement Contract with you which effectively makes our company New District Avenue your tenant for the length of time agreed, we pay the rent agreed, carry out a light refurbishment (if required) and then sub-let the property as a single-let, multi-let (HMO), holiday-let or on a short-term tenancy agreement for contractors with one of our trusted commercial partners, all of these options depend on the area, demand and the market conditions of where your property is located. We manage all of the smaller maintenance issues, and any major maintenance problems e.g. boiler, fire, major structural issues we would require your insurance to cover this and we pay for any premiums. We do not charge any set up fees or commission, but usually pay a rent which will be slightly lower than the market value, but the benefit is the security of a guaranteed monthly rental income. At the end of the management agreement between you and us we can negotiate to extend the contract but if you wish to take back the property, it is handed back to you.
We are a member of the Property Redress Scheme, so our clients can be rest assured that any complaints will be dealt with swiftly. We are also registered with the Information Commissioners Office to ensure all information held is secure and confidential.
